DHA Valley Islamabad is the most sought-after and a combined housing project of DHA Islamabad, Bahria Town Islamabad, and Habib Rafiq (Pvt) Limited. The housing scheme was effectively launched on 18 August 2008 and was expected to be completed by 2014. A California-based company OJMR Architects has taken on the responsibility of designing the society’s Master Plan, whereas the construction of DHA Homes has been awarded to a Turkish Company AREA. Habib Rafiq (pvt) Limited is working on transportation infrastructure. The society aims to deliver a splendid and up to the mark living to its residents endowed with safety, luxury, and comfort. The land has been apportioned to the construction of 5 and 8 Marla residential plots in each block at a very affordable price for low-income citizens both here and abroad. Interestingly, the blocks are named after different kinds of flowers. More than 50,000 plots have been allotted to the applicants since 2008.

DHA Valley Islamabad lies adjacent to the DHA Phase-II Extension on Islamabad Highway.

A six-lane DHA expressway provides a direct connection between the society and the Islamabad expressway and also covers all major phases of DHA.

DHA Valley Blocks (for Pakistani citizens)

This scheme is allotted for Pakistani residents only and offers 5 and 8 Marlas of residential plots at an affordable price for Rs. 650,000 and Rs. 880,000 respectively. The payment can be made on a quarterly installment basis. The blocks under this category are: Bluebell, Lily, Oleander Daffodils Zinnia, Snowdrop, Lavender, Lotus, Iris, Eglantine, Marigold, Gloxinia, Daisy, Jasmine, Rose and Tulip.

DHA Valley Overseas Blocks

This project is booked exclusively for Overseas Pakistanis. It too comprises 5 and 8 marlas of residential plots for $10,000 and $13,565 respectively. Overseas blocks are of prime significance as they have attracted a considerable amount of foreign currency. Sunflower, Bougainvillea, and Magnolia blocks are included in this project. The overseas blocks have been constructed keeping in mind the comforts and standards of the overseas citizens.

DHA Commercial Avenue

This new commercial area at the center of DHA Valley provides an excellent business atmosphere with shops and 4 and 8 marlas of commercial plots. DHA Valley Land Issues and Plot Allotment scams:

Despite being one of the most coveted real estate projects of Islamabad, DHA Valley has been under hot water since its inception because it failed to accommodate all of its allottees (more than 50,000) due to a shortage of land. Furthermore, DHA Islamabad needs to vacate a portion of its land from the villagers residing there who are not ready to leave their homes. This may lead to a conflict between DHAI and the villagers. DHA Valley management is also facing NAB investigation since 2018 for alleged scams of over Rs. 62 billion wherein no land was given to allottees despite receiving Rs. 62 billion from them. These issues and scams have marred the image of the authorities involved in this project and have substantially retarded the construction and development process in DHA Valley.

Future of DHA Valley

The future of DHA Valley Islamabad is bright and thriving. A speedy development is being carried out and the project is expected to be completed in the near future. Not only this, the project is appealing to a very large population due to its cheapness and supreme standard of living. Society has already announced possession of Bluebell, Sunflower, and Oleander Blocks. The acquisition of all blocks will double or triple the plot prices which are currently the lowest in the area.

Developers

As mentioned above, DHA Valley Islamabad was launched in August 2008. The signatories of the project were the then DHA administrator, retired Brig Javed Iqbal, Malik Riaz of Bahria Town, and Zahid Rafique from Habib Rafique Limited. Initially, Bahria Town and Habib Rafique were leading the project through the acquisition and development of over 40,000 Kanals for DHA Valley Islamabad. Since 2008, around 110,000 civilians and over 41,000 defense personnel have applied in the scheme.
